About this rental agreement template
Most rent disputes come from things nobody wrote down: who pays which bill, when the deposit comes back, and how much notice is needed to leave. This agreement covers all of them in 11 short clauses: property, term, rent, security deposit, utilities, use, repairs, inspection, notice, fixtures and governing law, with signature and witness blocks at the end. Everything you need to change is in [brackets].
How to fill in this rental agreement

Enter both parties' full names, ID numbers and addresses, and the full property address.

Fill in the rent, due date, payment method, deposit amount and the start and end dates.

List what comes with the property in clause 10 (fans, air conditioners, keys) so nothing is argued about later.

Print two copies, have both parties and two witnesses sign each one, and keep one copy each.
Tips for a smooth tenancy
Check local rules first
Some places require the agreement on stamp paper, registration or police verification of the tenant. Ask a local lawyer or property dealer before signing.
Photograph the property
Take dated photos of every room on moving-in day and share them with the other party. They settle most deposit disputes.
Always give receipts
Record every rent payment with a signed receipt or a bank transfer. Our rent receipt template prints two copies on one page.
Keep the ID copies
Attach copies of both parties' ID documents to the signed agreement.
